I have a 40 yr. old lake house with screened porch. Porch is untreated lumber, all painted wood. The porch has old house borers and we are told they have not migrated to the house. To ensure that they don't in the future, we are considering a tent fumigation as we hope to sell the house next year. Is this what you would recommend?

I'm not sure. If the house is log, then I would have it stripped and borate treat it. If it is stick built, then have at it with the fumigation. Fumigation can destroy the gaskets that are used between the logs in a "kit style" log home.
