Hi, I have a 20×25 log cabin. Built in 1911, at 6800ft (elevation in MT), spruce, and still in very good condition. Two sides of the foundation have begun to settle and a hump in the floor is noticeable. I am assuming the center log supporting floor joists is supported by rocks and is still in good condition; however, the logs at the front and rear of the cabin have been in contact with soil and snow and rot is visible. I assume the bottom logs are in need of replacement and the rock foundation needs built up. It would be a shame to just let this one fall apart. What would you estimate the cost of jacking up the home, replacing logs, and repairing foundation be (roughly)? Additionally, would you remove the floor boards and jack this structure up from the inside? Or could everything be done externally?
Great questions. It’s tricky to estimate such a project without seeing it but if I were you, I would consult with a reputable contractor AND log home repair specialist in your area. So many factors go into cost and project course of action. In our area, the log home repair specialist would replace the logs while the licensed contractor would do the rest of the work.
