My husband and I are putting an offer on a square log home. I think it is about 15 years old. What should we look for before making our offer?
Go around and tap on the logs with a hammer you will learn the sound of the good logs. When you find a bad one it will be soft or sound hollow. Hopefully you will not find any. Suspects areas are the corners, bottom corners of windows and doors and where water has been splashing down from a roof onto a deck. Anticipate to pay about $1.50 per square foot of living space / per year for professional maintenance. Of course you can do it a lot cheaper your self if willing and capable.
