You could put another coat of latex stain on. I would wash it with warm water and TSP, use a soft brush to loosen the dirt and rinse it by misting. Let it dry for afew of days of nice weather then apply your fresh stain.

I’m not convinced that one stain is better than the other in your situation. The key to any stain is keeping up on the maintenance. Switching to a different stain without removing the old could cause you problems also.

Painting the interior would be OK. Be sure that this is what you want since it can be quit expensive to remove. I would suggest starting in a small room to see if you like it.
