Perma Chink Life Line stain is my choice on over 90% of the homes we stain. I have had very good results with it. As with any stain preparation is the key. The surface must be clean and dry. If you power washed hard to remove an old finish you should wait 1-2 months and then give it a LIGHT bath a couple of days before staining. If you are spraying the stain on it must be back brushed. Do not go cheap on the stain if you want to avoid costly headaches in the future.
