I have sanded my log railings and I am am concerned about the black stains in the larger cracks and post holes, etc. What should I use to (treat’) the wood and before I power wash and dry. Or ? Suggestions.

You are probably not going to be able to do anything about the black. If you power wash it very hard you need to let it sit for a couple of weeks before staining.
