You should have a home inspector take a look at the floor joist. He (she) will be familiar with the local building coades for your area. As for the heating situation a boiler would be best. It should be inspected for log rot, finishand chinking.

You should caulk with Energy Seal. You do not need to stain right away, but the Energy Seal will somewhat stand out until you do. If you are lucky there will be a color that is very close to your stain.
