I would recommend Life Line Ultra 2 from Perma Chink. The initial application is a little time consuming, but will pay you back with ease of maintenance in the future since it is fairly easy. Maintenance is the key to ANY stain lasting.

Could be the power washing. Could be that it wasn’t Sasin on it the first time. If you do not strip the old finish you really need to try and make sure that you are appying the same product on top or you can get this peeling.
My opinion – use something else. I like Life Line from Perma Chink. Costs more up front, but works really well when applied and maintained properly.
