You may have to take ceiling down or remove the roof. If there are carpenter ants there is wet rotten wood somewhere. They will not stick around if they do not have rotten wood to eat. You may want to talk with the home inspector.

Depends on what kind of stain it is, but most log home stains require some maintenance every 3-4 years. If you have heavy/hard exposure it may need it on the south and/or west side every other year.

My opinion would be to strip it off if it is Linseed Oil based. Try calling Timeless Wood Care Products at 800-564-2987. They may have something for you that will work.

You can leave the interior walls bare, but they are susceptible to dust and dirt getting into the wood fiber and becoming dark. They are also hard to clean or wipe down without a finish on them. Most new latex interior stains do not have any odor to speak of.

I would recommend Osborne brushing it to get it smoother, but not loose the character of the log. You should apply a coat of Perma Chink Prelude then a coat of Acrylic gloss or satin. You can get the materials you need at 800-564-2987.
