Yes, I would chink these areas in. All latex chinking is safe for interior use. Not sure what the foam is, but sounds like some sort of insulation.

The windows, doors and corners should be inspected and rechinked or caulked if needed. Around the windows in the living room are probably the cause.

You must get all of the spray foam out. It does trap moisture next to the wood and will cause rot. Once cleaned out, put Grip Strip in to fill the gap and cover with Perma Chink. You can get these products at Timeless Wood Care Products at 800-564-2987.

I’m not sure where you are located, but for the size of the houseand scope of the work,it is in line. I would highly recommend that you do not power wash!!!

Spend the money up front for the good stuff. Mortar chinking will cause log rot over time and end up costing you a lot more. You are better off doing it over a period of time than to put mortar in.

Do not use the spray foam. It is open celled and will draw moisture. Stuff fiber glass insulation in, place a piece of backer Grip Strip and caulk.
