Poor chinking job I would say is causinf the leaks. The splitting is normal and nothing to worry about. You can fill them on the interior, but never fill them outside.

You need to make sure that the moisture content is at least 15% or less before you seal it.

wood needs to by extra dry to make furniture. I would think peel, and let dry for a year. Do not cover with a tarp completely. It will need some air movement, but protection from rain.

You should either have the trees and stumps removed or have a building mover come in and pick it up, move it back some on a new foundation. If they know what they are doing they will be able to move building and chimney together.
