I would recommend caulking the entire exterior with Energy Seal before staining.

You should run a couple of beads of Woodsman from Perma Chink between each coarse and then caulk the exterior with Energy Seal.

Solid color stain on the ceiling would be fine.

I would recommend a latex stain for log homes. The Sikkens would be alright on the interior also.

NEVER use bleach! You will probably have to sand it off. I’m guessing that it wash power washed before it was stained and not allowed to dry properly.

Sounds like it needs a bead of chink run around the floor line, interior and exterior.
