The stain will HAVE to be removed and apply a good borate treatment like Shell Guard. She will still have 10K into it after staining again. No cheap, good way out of this.

You should run a bead of chinking around the bottoms of the posts to stop water from wicking up from the concrete.

NEVER use paint on logs. As for the acid stains, you probably will not get them out. Try using some PS100 or Oxcon from Perma Chink.
